Quaint & Immaculate

This Sunday I will host an open house at 115 Brentwood in the Red Bank community. This adorable 3 Bed, 1.5 home is bursting with charm and potential. A greater starter or downsize home, it's a blank canvas for style and finishing touches.

I recent blog post from YHL (Young House Love-you must bookmark that blog, GREAT ideas), features a cape cod home with similar exterior structure to this home..that really show the design potential....But more on that later. I'm ready to buy, but there are too many options?


Last Sunday at my Open House I met a couple that has just begun the home searching process. Not having strong preferences for area, style of home or size, they both seemed very overwhelmed and unsure of how to begin.

There are so many variables to consider when finding the perfect home, you must focus on what's important in your everyday lifestyle. For that reason, I highly suggest you create a list of  Top 5 "Must Haves". If you have no preference for location, then take that out of the equation and just focus on features and budget, you will automatically disqualify locations that are higher priced or don't offer the size you need.

If you are dead set on a certain location(s), then obviously the lifestyle benefits of those locations is one or more of your must-haves (i.e. short drive/bike to work, being in a certain school zone). Just be prepared to compromise on other areas, such as size and condition.

Focusing on what's most important from the beginning can be extremely helpful in finding the perfect place and ensures your confidence to make an offer when it feels right. As the market continues to balance out, the best deals will come and go quickly, so make sure you are ready to strike when the iron is hot. Do your homework, talk with your spouse/partner, know what you want!!

It's not the size of the house...

So if you're like me and you're drawn to the lifestyle, central location and character of North Chattanooga you have most likely realized that your home buying (or renting) dollar doesn't get very far, especially compared to other parts of town. We bought in N.Chatt on a modest income and realized right away it would mean making sacrifices in order to afford a home in this area and not max our budget. To get a move-in ready home, we compromised on size and lot. We live in a 820 sq ft home on a billy goat lot and 350 days a year, we love it! :)

I'm here to say, worry not;  short on size doesn't mean short on style or storage, it's just a matter of being creative and maximizing every foot of your dwelling. To top it off it can be very environmentally and fiscally beneficial to live in a smaller home. Here are some of my favorite "small space" ideas for both decorating and function. 


                              Window seat adds storage and interest. DVD's, magazines and TV are tidy.


Quality appliances add class to a small space. Lots of light makes spaces feel larger.


Don't have a dedicated room for an office?  create a a corner office with a hutch like this one.


We love books and this is a great way to spruce up a hallway and maximize space.


Add dramatic touches in a hallway if no where else.



 all you need is a corner to create a living space. This sectional from our beloved Smart Furniture would do the trick, or this one from West Elm is pretty nifty.

STORAGE and Utility. Most of the 1930's and 40s bungalows of N.Chattanooga don't have an abundance of laundry space, and typically you will see a back porch that was enclosed at some point to function as such. USE That space to it's fullest. Don't let clutter get the best of you in a small home, it can happen so fast. Here's some examples of well appointed utility space when it's minimal or non-existent.

March Madness

Hard to believe we are in the 3rd month of 2012 already. The first quarter will be gone before you know, we will blissfully fly through Spring and wake up in mid-august, loathing the heat and counting the days before school starts again.

SO, before time gets away from us for another year in a row, let's focus on TODAY. How are those new years resolutions coming? If home ownership is something you hope to achieve this year, then carpe diem! Mortgage rates are still fantastic, I mean REALLY AMAZING. Furthermore, it seems there's a great home to fit any buyer, any budget and any lifestyle. 

I have a client that recently purchased his first home and will pay less than $400 a month for a 3 Bed/ 2 Bath home, in GREAT condition. He was patient and willing to compromise in certain areas in order to meet his overall goal and stay within budget.
